Atlantans sort the region with three letters. ITP means inside the Perimeter, the 64-mile loop of Interstate 285 that circles the city. OTP means outside it. The distinction is shorthand for a whole set of expectations about density, commute, transit and lifestyle, and it is a useful first filter when you start looking for an apartment.
Short answer: Most of the large apartment buildings in this directory are ITP: 167 of 199, across ten neighborhood groups from Downtown to Decatur. The 32 OTP buildings are in two areas, Perimeter / Dunwoody / Sandy Springs (20) and Vinings / Smyrna (12). ITP generally means more walkable neighborhoods and better MARTA access; OTP means newer suburban job centers, more parking and often more space for the money.
ITP vs OTP apartments: how the directory’s neighborhoods split
| Neighborhood | Buildings | ITP / OTP |
|---|---|---|
| Buckhead | 28 | ITP |
| Midtown | 28 | ITP |
| Old Fourth Ward / Inman Park | 20 | ITP |
| West Midtown / Upper Westside | 20 | ITP |
| Downtown | 15 | ITP |
| Brookhaven | 14 | ITP |
| Decatur | 12 | ITP |
| Grant Park / Summerhill / East Atlanta | 12 | ITP |
| Chamblee / Doraville | 10 | ITP |
| Atlantic Station / Home Park | 8 | ITP |
| Perimeter / Dunwoody / Sandy Springs | 20 | OTP |
| Vinings / Smyrna | 12 | Mostly OTP |
Two notes on edges. Sandy Springs as a city straddles I-285, but the Perimeter Center office district where most of its apartment towers stand is just north of the highway. Vinings also straddles the interstate near the Chattahoochee, while Smyrna is firmly OTP.
The case for ITP
- Walkability. Midtown, Old Fourth Ward, Inman Park, Decatur and Buckhead Village are among the few places in metro Atlanta where you can run errands on foot.
- The BeltLine. The trail network runs entirely inside the Perimeter, through or near Old Fourth Ward, Inman Park, Midtown, the Westside and the neighborhoods around Grant Park.
- MARTA. Most rail stations are ITP, so most car-light options are too.
The case for OTP
- Job proximity. Perimeter Center is one of the largest office markets in the Southeast, and the Cumberland area near Vinings is home to Truist Park and a large office cluster. Living near your office beats any ITP view if your commute crosses the city.
- Transit where it counts. Perimeter is OTP but still on MARTA’s Red Line, with Dunwoody, Sandy Springs and North Springs stations.
- Space and parking. OTP buildings more often include generous parking and larger floor plans.
How to decide
Map the drive from two candidate neighborhoods to your job at 8 a.m. and 5:30 p.m. on a weekday. Atlanta traffic on I-285, I-75, I-85 and GA-400 will often decide the question for you. Then use the neighborhood pages above to compare buildings by year built and nearest station.
