Buckhead or Midtown? Comparing Atlanta’s Two Biggest Apartment Neighborhoods

If you are moving to Atlanta and want a high-rise apartment, your search will almost certainly come down to two neighborhoods. Buckhead and Midtown are tied for the most buildings in this directory, 28 each out of 199, and together they hold most of the city’s residential towers outside Downtown. They sit only a few miles apart on Peachtree Road, but they offer different versions of city life.

Short answer: Choose Midtown if you want walkability, Piedmont Park, the arts district and quick access to Georgia Tech and Downtown. Choose Buckhead if you want newer towers, big-name shopping at Lenox Square and Phipps Plaza, and a slightly quieter, more residential feel once you step off Peachtree. Both are on MARTA’s Red and Gold lines.

Buckhead by the numbers

The 28 Buckhead buildings in this directory hold roughly 9,900 apartments. They are young: the median year built is 2017, eight opened in 2020 or later, and only two predate 2000. The median building has 12 floors and the tallest, Elora at Buckhead on Peachtree Road, has 35. Every one is near MARTA rail, with 22 closest to Buckhead station, four to Lenox and two to Lindbergh Center.

The geography explains the buildings. Towers line the Peachtree Road corridor around the office core at Peachtree and Lenox Road, while lower courtyard communities sit off Roswell Road and Piedmont Road. Buckhead Village, around East Paces Ferry and Pharr Road, is the most walkable pocket, with restaurants and boutiques at street level.

What Midtown offers instead

Midtown is Atlanta’s densest, most walkable neighborhood. Three MARTA stations, North Avenue, Midtown and Arts Center, sit along its spine, and Piedmont Park, the Atlanta Botanical Garden, the Woodruff Arts Center and the Fox Theatre are all within its boundaries. It borders Georgia Tech to the west and the BeltLine’s Eastside Trail to the east. Daily errands on foot are more realistic here than anywhere else in the city.

Questions that settle it

  • Where is your office? A Buckhead or Perimeter job tilts you north. Downtown, Georgia Tech or the Westside tilts you to Midtown.
  • Do you want to walk to dinner? In Midtown, almost anywhere. In Buckhead, choose a building near Buckhead Village or Peachtree.
  • How much do you care about a new building? Buckhead’s stock skews newer. Midtown has more variety, from recent towers to older mid-rises.
  • How will you get around on weekends? Midtown puts the BeltLine and Piedmont Park at your door. Buckhead puts you closer to I-75, GA-400 and the northern suburbs.
