Atlanta’s Tallest Apartment Towers: The 30-Story Club

Atlanta’s skyline has been adding rental towers faster than office towers for most of the last decade. If you want a view, a high floor and a building with a full amenity deck, the tallest apartment buildings in Atlanta are a short, specific list, and almost all of them sit along the same few blocks of Peachtree and West Peachtree.

Short answer: Thirteen buildings in this directory have 30 or more floors. Twelve are in Midtown; the only one outside it is Elora at Buckhead. Alina, at 60 floors, is the tallest by a wide margin, and ten of the thirteen were built in 2019 or later.

Just below the line, Linea Midtown (Midtown) and Ascent Peachtree (Downtown) both come in at 29 floors.

Why the tall buildings cluster in Midtown

Midtown has the combination developers need for a 30-story rental tower: high land values that reward building up, zoning that allows density along Peachtree, and three MARTA rail stations within the neighborhood. Buckhead has plenty of tall residential buildings, but many of its tallest are condominiums rather than rentals, which is why only one Buckhead tower makes this list.

What to ask when touring a high-rise

  • Is there a premium by floor? Most towers price units higher the further up you go. Ask for the same floor plan on a low, middle and high floor so you can see the spread.
  • Which way does the unit face? A Midtown skyline view and a view of the next tower’s parking deck can be one floor plan apart. Ask what is planned for any empty lot your windows overlook.
  • How many elevators serve residents? In a 30-story building with 400 units, elevator count and move-in policies matter more than in a mid-rise.
  • Is it still in lease-up? Newer towers often offer concessions while they fill. Several buildings on this list opened in 2023 or 2024, so it is worth asking.

If height is your top priority, start with the Midtown neighborhood page and sort by building. If you want the high-rise lifestyle with a little more space around it, Elora at Buckhead is the one tower on this list outside the Midtown core.
