AtlantaApartmentBuildings.com is an independent, ad-free directory of apartment buildings across metro Atlanta: the City of Atlanta together with Decatur, Brookhaven, Sandy Springs, Dunwoody, Chamblee, Doraville and Smyrna/Vinings. It is created and maintained by ChicagoRealEstate.ai. This directory supports equal housing opportunity.
Equal Housing Opportunity
It is unlawful to discriminate in the sale, rental, financing or advertising of housing on the basis of a protected characteristic. Federal and Georgia law both apply to housing in metro Atlanta, and the City of Atlanta has its own human relations code.
Federal law. The federal Fair Housing Act prohibits housing discrimination because of race, color, national origin, religion, sex, familial status or disability. It is enforced by the U.S. Department of Housing and Urban Development (HUD).
Georgia law. Georgia’s fair housing law (Official Code of Georgia, Title 8, Chapter 3, Article 4) makes it unlawful, among other things, to refuse to sell or rent a dwelling to any person because of race, color, religion, sex, disability, familial status or national origin (O.C.G.A. § 8-3-202). Complaints under the state law are handled by the Fair Housing Division of the Georgia Commission on Equal Opportunity, which investigates a complaint or refers it to another agency and may refer a case to the Attorney General’s Office.
City of Atlanta. The City of Atlanta’s Human Relations Commission accepts complaints of housing discrimination under the City’s Human Relations Code. The City lists the covered characteristics as race, color, creed, religion, sex, marital status, parental status, familial status, sexual orientation, national origin, gender identity, gender expression, age, disability and criminal history. Georgia law limits what a local government can do here: O.C.G.A. § 8-3-220 lets a city adopt the state’s fair housing provisions verbatim as a local ordinance but provides that it “may not expand or reduce the rights granted by” the state article. How the City’s broader list applies to a particular housing matter is a question for the Commission or a lawyer, not for this directory. The City’s code applies only inside the City of Atlanta; buildings in Decatur, Brookhaven, Sandy Springs, Dunwoody, Chamblee, Doraville and Smyrna/Vinings are outside it.
How This Directory Is Written
This directory describes buildings, not the people who live in them. Listings record building characteristics such as unit counts, number of floors, year built, amenities, parking, pet policies and the nearest MARTA rail station. This site does not publish tenant preferences or limitations. It does not rank buildings, and it does not accept payment for inclusion or position. Where a field is blank, the information was not confirmed from a reliable source; a blank field is not a statement about the building. The one deliberate exception is the MARTA station field, which is left blank when no rail station is within about two miles.
Income-Restricted and Age-Restricted Buildings
Some apartment buildings operate under affordable housing programs, such as the federal Low-Income Housing Tax Credit or HUD-assisted housing, which limit eligibility by household income. Income limits under these programs are generally set as a percentage of area median income and are updated annually; this directory does not publish them.
Age-restricted senior housing is outside the scope of this directory. For reference, under federal fair housing rules, housing qualifies for the “55 and older” exemption from the familial status protections only if at least 80 percent of its occupied units are occupied by at least one person 55 years of age or older, and the housing publishes and adheres to policies and procedures that demonstrate its intent to operate as housing for persons 55 or older. Housing intended for and solely occupied by persons 62 or older is also exempt.
Nothing on this site is a determination that any person is or is not eligible for any building. Contact the building directly for current eligibility requirements.
